Full Management Service
a) advise you on the anticipated rental value of your property.
b) offer advice on how the property should be furnished
c) seek suitable tenants for your property by advertising boards, etc. and contact potential tenants on our applicant database.
d) instruct a professional referencing agent to conduct a thorough series of references on every applicant, and provide you with a copy of each individual report
e) draw up a tenancy agreement that is suitable (it is advisable to have the tenancy agreement checked by your solicitor and/ or mortgage company to ensure it meets their requirements).
f) collect the security deposit and first months rent in advance.
g) ensure that all utilities (Council Tax, water rates, electricity and gas) are transferred into the new tenant(s) names.
h) collect the rent on a monthly basis and provide you with a comprehensive statement of account. (Please note - Anthony James Manser now operate a BACS system of paying clients, which provides you with a quicker, more efficient service).
i) arrange for small items of repair to be carried out by local contractors or those specified by yourself.
j) when required arrange for all insurance premiums and other expenses to be paid from funds.
k) attend to routine management enquiries from tenants.
l) keep all records on tenancies and other matters relating to the property.
m) serve the necessary legal notices in the event that the property is required to be repossessed before expiry of the term.
n) take action in the event of rent arrears.
o) Register the tenancy and security deposit with the tenancy deposit scheme.

Landlord Introduction Service
As an alternative, we can offer you our Introduction Service. Our fee will be deducted from the first months rent.
As part of our Introduction Service we include point's a-g (detailed above), and the following:
h) transfer the balance of monies to you, together with a full account of the transactions
i) set-up a standing order mandate, so that the monthly rent is paid directly to your bank account
j) advise you how you can manage your own property, and what to do in the event of problems arising

Tenant Terms and Conditions
1. FEES If you proceed with a tenancy you will be asked to pay the following Permitted Tenant Fees:
- All utility Bills, Rent, Council Tax and T.V Licence;
- A Holding Deposit equal to one weeks rent;
- A security Deposit of 5 weeks rent;
- Default fees will be charged if you require replacement keys, you will be liable for the actual cost of replacing and lost keys or other security devices. If the loss results in a lock having to be changed the actual costs of the locksmith, new lock and keys for yourself, landlord and agent will be charged. If extra costs are incurred there will be a charge of £15 per hour (inc vat) for the time taken to replace lost keys or other security devices;
- Unpaid Rent interest at 3% above the Bank of England base rate from rent due date until paid in order to pursue non-payment of rent. This will not be levied until the rent is more than 14days in arrears;
- If you should request a variation in your contract a fee of £50 inc VAT per variation will be charged to cover the costs associated with taking the landlords instructions, preparation and execution of new legal documents;
- Change of Sharer a charge of £50.00 Inc VAT per replacement tenant or any reasonable cost if higher will be charged. This is to cover the costs associated with taking your landlords instructions, new tenant referencing, Right To rent checks and deposit registration, as well as preparation and execution of new legal documents;
- Should you request an early termination you will be liable for the landlord’s costs incurred for re-letting the property as well as covering any rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
2. REFERENCES When renting a property tenants must supply names and addresses of at least three referees(Previous landlord, Employer and Personal referee) so that we may approach them for references. Each applicant will also be required to pass a personal credit check. If you are renting at present, proof of your residence may be required IMPORTANT.
3. INITIAL PAYMENT/DEPOSIT Tenants will be required to pay a security deposit equivalent to five weeks' rent. Please note that this must be paid before moving into the property and must be in cleared funds on the day on which the tenancy is to commence. If the balance is going to be a hand written cheque Anthony James Manser need to receive it SEVEN BANK WORKING DAYS(which exclude Saturdays, Sundays and Bank Holidays) before the tenancy is due to commence.
4. RENT PAYMENTS A standing order mandate will be set up to ensure rent is paid on time each month. If the information is not to hand already please let Anthony James Manser know from which bank account(s) the rent will be paid each month, as soon as possible.
5. SERVICES Tenants will be responsible for all gas, electric, light and power consumed or supplied on or to the property, together with water rates and council tax and the amount of all charges made for the use of the telephone(if any) on the property. Once a move in date has been agreed, Anthony James Manser will endeavour to supply you with the last known telephone number at the property. Quoting this number will assist you in getting the phone service connected in your name when you speak to the telephone provider who will only accept instructions from the consumer; hence neither the outgoing occupier nor Anthony James Manser can arrange this on your behalf.
6. INSURANCE The tenants will be responsible for insurance on their personal belongings, and insurance adequate to cover the cost of accidental damage caused by the tenant to furniture, fixtures, fittings and effects included within the property. Please ask for more details.
7. REPAIRS Any tenants requiring repairs to the property or extra furnishings must inform Anthony James Manser in writing and obtain specific permission, prior to any works being carried out, otherwise the tenant may find themselves liable for the costs.
8. KEYS Keys will be handed over on the date the tenancy commences. They cannot be issued before the tenancy start date. Please contact Anthony James Manser to arrange a mutually convenient time to move in.
9. TENANCY AGREEMENT These Terms & Conditions are in supplement to the conditions of the Assured Shorthold Tenancy Agreement, which must be strictly adhered to.
